What does sealing do for my driveway or patio?
Concrete sealing in Glendale, CA puts a sealer into your concrete or on top of it, so water, oil and stains stay out and the surface wears more slowly.
If rain soaks into the slab instead of beading up, or a stamped patio has lost its color, sealing is usually the fix as long as the concrete underneath is sound. At Ironwood Epoxy Flooring of Glendale we do this work in Glendale and across the cities around it. The price mostly comes down to the size of the area, how much cleaning and crack work the slab needs, whether old sealer has to come off first, and which sealer you pick. The schedule turns on drying time after we wash it, the weather, and how long you can keep off it afterward. Your own figure comes from the written estimate I give you after I've looked at the slab.
When is concrete sealing the right call?
Stamped patio losing color
Stamped and colored concrete looks best under a sealer, and fading usually means the old coat's worn thin.
Rain soaks in, not off
When rain darkens the slab instead of beading up, the sealer has stopped keeping water out.
Oil spots on the driveway
Oil drips and spills sink into bare concrete, and a sealer gives you time to wipe them up.
New slab, now cured
A newly poured patio or walkway can be sealed once it's cured, so it starts out protected.
How we handle concrete sealing
I start by looking at the slab and asking what look you want, because that decides the sealer. A penetrating sealer soaks into the concrete's pores and works from inside, while a topical sealer sits on top as a thin protective film. We clean the slab and let it dry before anything goes on, and then we put down only as much sealer as the maker of that product calls for, because a coat that's too thick, or too many coats, keeps the concrete from breathing and keeps the sealer from bonding well.
Sealer protects a sound surface, but it won't fix one that's cracked or flaking. When the top of the slab is too far gone, concrete resurfacing and overlays give you a new surface worth sealing, and an indoor floor that's uneven can be brought flat first with self-leveling concrete.
Penetrating sealer
This suits a plain driveway, walkway or garage where you like the way the concrete looks now and just want it to keep water out. There's no film on top to wear through.
Topical sealer
This suits stamped and colored patios where you want more color and some sheen. The trade-off is that a film wears, so it gets redone when it shows.
Hybrid sealer
Some sealers combine the two ways of working. I'll suggest one when your slab and the look you're after point that way, and tell you why.
What happens after you call about sealing your concrete?
Call or send the form
Call (747) 372-8604 any day from 7 AM to 10 PM, or use the form, and tell us whether the concrete is new, stamped or already sealed. We'll set a time for me to come out.
I look at your slab
I come out myself, check the slab for damp spots, cracks and old coatings, and ask what look you're after. You get a written estimate that spells out the prep, the product and each step, so you know the plan and the cost before you decide.
We clean and seal it
My crew and I do the washing, drying and sealing ourselves. I'll tell you how long to keep cars and furniture off for the product we're using.
We walk the finished slab
Before we pack up, I walk the slab with you and go over the signs that mean it's time to reseal. The work is backed by our satisfaction guarantee.
When to seal a new concrete slab
Once it has cured, not by a calendar date.
New concrete has to cure before it's sealed, and a penetrating sealer generally needs it fully cured so it can soak in. How long that takes depends on how the slab was cured, the air temperature, the humidity and the concrete mix, so I check the slab itself rather than counting days.
Rushing it shows. A topical sealer put on too early or too heavy can spoil the look of a new stamped finish, which is the last thing you want on work you just paid for. If your patio was just poured, call us anyway, and we'll set the sealing for when the slab is ready.

Why Glendale homeowners call us to seal their concrete
I check the slab myself
I come out to look for damp spots, cracks and old coatings before I write anything up, and I lead the crew that does the work. The person who made the plan is the one on your slab carrying it out.
Prep habits from my dad
I learned to prep and coat concrete on my dad's jobs and started this business in Glendale in 2023 to keep working his way. He held that floors fail from underneath, so I'd rather spend extra time on cleaning and drying than watch a sealer let go.

Concrete sealing questions we hear
How much does concrete sealing cost in Glendale, CA?
The cost depends mostly on how much prep the slab needs before any sealer goes on. A clean slab that only needs washing costs less than one with old sealer to strip, stains to work out or cracks to deal with, and the sealer you choose changes it too. I'll give you a written estimate once I've seen the slab.
What kind of sealer makes stamped concrete look darker and richer?
A topical, film-forming sealer is the usual choice on stamped concrete, because it deepens the color. Most penetrating sealers add no color at all, so they suit owners who like the slab the way it looks now.
How often should I reseal stamped concrete?
Reseal stamped concrete when it needs it, mainly when water and stains stop beading off or the color loses its depth, not after a set number of years. Resealing every year to keep a high gloss builds up sealer that can be slow and costly to take off later. That's why we'd rather reseal on those signs than on a schedule.
How long do I have to stay off concrete after it's sealed?
One maker's guide for its penetrating sealer says to wait at least 4 to 6 hours for light foot traffic and 24 to 48 hours before bringing back furniture or a car. It allows longer in cooler, more humid weather, and other sealers have their own times, so plan where you'll park and put the patio furniture. I'll tell you the wait for the product we use on your slab.
What is the best time of day to reseal stamped concrete?
Out of direct sun, because sealer put down in sunlight can bubble and weaken its bond with the old coat. It generally does best when the slab will be cooling for 3 to 4 hours afterward, so a reseal is sometimes evening work.
How long should concrete dry after washing before it's sealed?
For best results, a washed slab should dry 12 to 24 hours before sealing, once the standing water has been blown off the surface and out of the saw cuts, the grooves cut into the slab. We give it that time, because I'd rather lose a day than seal over water.

Other work your slab may need
Concrete sealing in Glendale and the cities nearby
The City of Glendale says dumping waste or discharging wastewater into the storm drain system breaks state regulation and city code, and that apart from plain stormwater, most of what flows into those drains is wastewater. The city also asks residents to follow its stormwater pollution prevention practices and to make sure the companies working for them do the same. So it's fair to ask any crew how they'll handle washing and cleanup at your house, and I'll go over ours when I come out for the estimate.
Around Glendale we seal a lot of stamped patios, pool walkways and older driveways, and a slab in full afternoon sun usually shows wear first, so I look at where yours sits before we talk sheen and resealing. We see the same mix of slabs on jobs in Burbank and Pasadena.
